With a guide price of £290,000, this property has potential to be converted to commercial and office spaces.

Currently, the ground floor is divided into retail space, while the upper floor functions as offices with a separate entrance.

Mark Barrow, director at H&H Land & Estates said: “This is a remarkably varied combination of attractive propositions that will certainly attract the interest from a wide range of purchasers.

"Good quality grazing land in such accessible locations is extremely rare, fishing rights on the Lune are rarer still, and the Spar premises in Milnthorpe offer a wealth of potential possibilities.

"I would urge anyone with a serious interest in any of these opportunities to ask for full details and register for the auction as soon as possible and be there fully prepared to bid."
