A 15 acre plot of commercial development land on the outskirts of Kendal has gone onto the market.

The land, located east of Burton Road, adjacent to the main railway line, has been put up for sale by H&H Land & Estates.

The 15.24 acre plot has been allocated for a B1 Business or Science Park for professional offices and technology industries.

Rachel Bagshaw, associate director and head of land agency (South Lakes) said: "This is a sizeable development site to the south of the town, in a great location for businesses and employers.

"It has the potential to be a really significant development for the area in terms of both the local economy and job creation."

Prospective buyers of the land are recommended to make their own enquiries at the Westmorland and Furness Council's Planning Offices as no planning application has been submitted.

Interested parties have been granted permission to inspect the land at any reasonable time, provided they have a copy of the sale particulars.

The closing date for ‘Expressions of Interest’ is midday on March 15 and all such expressions should be made to Rachel Bagshaw at the Staveley office of H&H Land & Estates.

Ms Bagshaw added: "This is one of only two strategic employment sites allocated in Kendal in the current Local Plan and this site has been identified as a high quality employment site aimed at offices and hi-tech industries, so it really is providing an almost unique opportunity for someone to develop a cutting-edge business park in this part of Cumbria.

"The county already has a strong reputation for technology businesses with significant employers such as BAE and Sellafield located on the west coast, however, this site represents an opportunity to create a technology hub in a more central location with great transport links."

The plot of land, which sits on the edge of the Lake District National Park, is currently pastureland with views of the Lakeland Fells to the north.

It also benefits from public access via a bridleway linking Burton Road to Oxenholme, and a bus stop adjacent to the existing field entrance.

The Development Team at H&H Land & Estates, operating across the North of England, will provide advice and support from initial feasibility through to planning, valuation, and development for commercial, mixed-use, residential, and rural sectors.
